Building details

  • Type/age: Late Victorian (built 1888), first house on Avenue Road.
  • Condition: Empty for 10+ years before purchase in Oct 2023.
  • Structure: Solid brick walls, Victorian single-glazed sash windows, mix of suspended/solid floors.

Fabric and insulation

  • Before: No insulation, single glazing.
  • After (work in progress):
    • 50mm Celotex to solid walls.
    • 150mm Celotex underfloor and in attic.
    • Secondary glazing to sash windows.
    • Underfloor heating (ground floor).

Energy performance

  • EPC rating: Previously E; not reassessed yet (work ongoing).

Heating and energy systems

  • Before: Gas boiler, coal fires.
  • After:
    • 16kW Nibe Air Source Heat Pump.
    • Wet underfloor heating (¾ of ground floor).
    • Upgraded radiators for heat pump.
    • Gas supply removed.
    • Electric car charger installed with intelligent tariff (Octopus).

 

Planned: Solar PV and battery storage, further insulation, more secondary glazing, greenhouse reinstatement for solar gain.
