Hollytree Cottage Nether Heage

 Originally an 1850's 2up/2down stone cottage with a 1995  two-storey extension, a 1997 single-storey extension and a 2005 small conservatory. Progressively improved over a 15 year period starting with garage mounted solar PV in 2010 followed by progressive insulation improvements and more solar PV.  Latest improvement is an air source heat pump (2025) as part of a move to 'all electric'  (gas available but no longer used).

EPC was 56(low D) in 2009,  80(high C) prior to heatpump installation.

Insulation :   

• roof space
• internal cladding of original 18" stone walls
• hydrophobic cream treatment on original stone walls (breathable, water resistant)
• internal cladding of external doors
• double glazing and secondary glazing
• conservatory roof insulation(under double polycarbonate)
• thermal blinds

Renewables:

• 1.5 kwp solar PV (2010) on garage roof (SE facing)  attracting FITs
• 1.5 kwp solar PV (2018) on house roof  (SW facing)   not attracting FITs
• Daikin 8 kw Air Source Heat Pump + new tank (2025) + radiator upgrades
• Gas supply capped (dual fuel cooker replaced by all electric oven/hob) (2025)
• Offgrid solar PV with batteries supplying some kitchen load daily 

Water:

• 6 x water butts
• applied for water meter
